INSURANCE: The homeowner’s insurance provider can revoke coverage on all or a portion of the home that was developed without a proper permit.
REFINANCE: If the homeowner attempts to refinance the home, the bank will send an appraiser. The appraiser will review the home relative to the city’s plans and if the city’s plans do not align with the home’s current structure, it may affect the home’s appraisal value and the bank’s refinance terms.
CERTIFICATE OF OCCUPANCY: If a homeowner decides to rent their home, they will need a certificate of occupancy issued by the city. If the inspector sees that the home’s structure does not align with the city’s plans on file, the inspector can revoke the certificate and the home cannot be rented.
HOME SALE: When selling the home, the inspector can inform the buyer that unpermitted work has been done. The buyer may elect to renegotiate the sale price, request permits to be pulled after-the-fact, or request changes to the work.
